Thank you for trusting in Neighbors & Associates, Inc. to help with finding your new home. We want the application process to be quick and easy for you. We require that all prospective tenants meet the following application requirements and criteria when completing an application for a rental property. An application does not guarantee an applicant will be offered the property for lease. Neighbors & Associates, Inc. may process more than one (1) application at a time, and the most qualified applicant will be selected. Applicants must reside in the rental property and the application must disclose all persons that will be occupying the rental property. A thorough background check, which includes credit, criminal, and eviction history is required prior to approval/occupancy on all persons 18 years of age and older. Additionally, any persons 18 years of age and older are required to be a leaseholder and quaify for the rental property along with the applicant(s).
Application fee per application is $75.00. Application fees are non-refundable. Each application may hold up to two (2) adults, and their information for background screening purposes. In the event there are more than two (2) adults applying for the same rental property, a separate application must be submitted. We do our best to pre-screen each application within 48 hours. If your application passes our pre-screening qualification criteria and the property you are applying for is still available we will then process your application for the required background screening. We recommend that you view the property prior to submitting your application, as our properties are listed and leased on an "as is" basis. In order for us to complete your application, you must submit the following for all adults over the age of 18 that will be occupying the home:
COMPLETED APPLICATION - You can complete an application by clicking on the 'Apply Now’ button on the listing that you are interested in. All applicants must provide valid proof of identity when submitting an application. Neighbors & Associates, Inc. reserves the right to automatically decline all incomplete applications or the inability to verify an applicant's identity. We accept these follow forms of ID for application/approval purposes: drivers license, state issued ID, or passport. A valid social security number is needed to complete your application, this is for background screening purposes.
PROOF OF INCOME - Acceptable forms of income include your most recent 3 months pay stubs, an Offer of Employment Letter, two previous years tax returns (if self-employed), social security earnings statements, or child support documentation.
NON-REFUNDABLE APPLICATION FEE OF $75 - Please note: The application fees are non-refundable. Once your application is processed, the application fee is immediately applied and is non-refundable. No exceptions.
CREDIT SCORE - We require a 550 FICO credit score and that all accounts are currently in good standing.
INCOME - If one (1) adult: We require a minimum gross monthly income level of three (3) times the monthly rental amount.
- If two (2) or more adults: We can combine the gross monthly income of two (2) or more applicants so long as the total gross monthly combined income equates to at least four (4) times the monthly rental rate.
RENTAL HISTORY - We require good standing rental history for the past two years. If you have owned your own home for the past two years, we will require that your mortgage is current in order to qualify.
CRIMINAL BACKGROUND - We will run a national criminal background check on all applicants and all applications will be checked through the national Sex Offender and OFAC/Terrorist database.
PET SCREENING - A photo of your pet must be included with your application for screening. There is a $250 -$500 per pet fee required to be paid in full prior to occupancy and an additional $25 - $50 pet rent per pet charged monthly.
Restricted Pets: Dobermans, Pit Bulls, Chowchows, Akitas, Rottweilers, Siberian Huskies, Malamutes, Presa Canarios, Wolf-hybrids, German Shepherds, American Stafforshire Terriers, Mastiffs, St Bernards, Great Danes, Karelian Bear Dogs, Dingos or any dog(s) cross bred with the aforementioned dogs. Additional restrictions include reptiles, rodents, insects, exotic or poisonous animals or other animals as restricted by city or state ordinances.
RENTER'S INSURANCE - We require that tenants obtain a renter's Insurance policy and provide proof of that policy prior to keys being released. Renter's insurance can be easily obtained and is typically inexpensive. Please be prepared to provide this upon request at the time of lease signing.
OCCUPANCY LIMIT HAVE BEEN ESTABLISHED BY THE SIZE OF THE UNIT - Per HUD safety guidelines, maximum number of persons allowed is as follows: occupancy shall not exceed more than 2 persons per bedroom.
REASONS FOR AUTOMATIC DENIAL OF AN APPLICATION-Applicants will be automatically declined for the following reasons:
• Eviction history within the past 5 years
• Negative reports from previous landlords
• Open bankruptcy
• Felony convictions or admissions of guilt in the past 7 years
• Multiple misdemeanor convictions or admissions of guilt in the past 7 years
• Unpaid judgements or tax liens
• Lack of proof of income of minimum 3 times the rent (or 4 times combined for two or more applicants)
If approved for a property, you will be notified by a property manager via phone call to get an estimated move in date and to request paycheck stubs to verify your employment. These paycheck stubs must be received within 24 hours to proceed. An official approval letter will be sent to the email that you submitted on your application. Information in this approval letter is pertinent information you will need in order to transfer utilites into your name by your lease date. Possession of the rental property will not be given until all utilites have been transferred into tenant(s) name and confirmation receipts have been provided to our office.
Prospective tenants are accepting the rental property in an "as is" condition. Therefore, requests for any changes to the rental property must be submitted in writing prior to acceptance of the property. It is the property owners sole discretion to grant or deny this request. Once you have accepted the rental property you will have 72 hours to read/review and sign your lease documents. Upon lease signing, you will then receive a "Welcome Resident" email inviting you to set up your tenant portal. Through this tenant portal you will be able to view your balance and pay. The security deposit and first months rent must be paid through this portal within 24 hours of receipt-failure to do so will result in cancellation and revocation of the lease offer.
